6 cities where home prices are falling sharply

Although there have been some recent encouraging signs that the housing industry is getting back on its feet, home prices are still falling in virtually all the nation's big metro areas, according to data released Tuesday.

The latest S&P Case-Shiller home price index shows home prices fell in 19?of the nation's 20 biggest cities in December, compared with a year earlier. Only Detroit -- one of the cities hardest hit by the economic downturn --?bucked the trend, with prices up a scant 0.5 percent from December 2010.

And that was little reason for cheering. Home prices fell 3.8 percent in Detroit from November to December -- the biggest one-month drop of any city in the index. Detroit home prices also have suffered the biggest drop of any city since January 2000, according to the index.

"In terms of prices, the housing market ended 2011 on a very disappointing note," said David?Blitzer, chairman of the Standard and Poor's?index committee.?"While we thought we saw some signs of stabilization in the middle of 2011, it appears that neither the economy nor consumer confidence was strong enough to move the market in a positive direction as the year ended."

Here are the cities where prices have fallen the farthest over the past year, based on the index:

  • Atlanta, -12.8%
  • Las Vegas, -8.8%
  • Chicago, -6.5%
  • Seattle, -5.6%
  • San Francisco, -5.4%
  • San Diego, -5.4%

The index also measures each metro area compared with price levels in January 2000. On that basis, Detroit, Atlanta, Las Vegas and Cleveland have been hardest hit. All have prices that are typically below where they were 12 years ago.

Washington, D.C., New York and and Los Angeles are the metro areas where home prices have had the best performance over the past 12 years. In all three cases prices are up at least 60 percent from the index year.

"After a prior three years of accelerated decline, the past two years has been a story of a housing market that is bottoming out but has not yet stabilized," Blitzer said in the release.

The S&P Case Shiller report is a widely respected measure of metropolitan home prices based on "matched price pairs" of individual homes in each metro area.

Why Are We So Fascinated with Homeschooling? - Sara Mead's ...

Homeschooling is hot these days, at least if you judge by the media coverage:


  • Presidential candidate Rick Santorum's recent remarks on public education have drawn attention to home-schooling, which is a choice the Santorum family has made in educating their children.*

  • Last week my colleague Andrew Rotherham wrote about the debate over allowing home-school students to play on public school athletic teams, as well as some other thorny debates related to homeschooling quality, regulation, and access to publicly funded services.

  • My friend Dana Goldstein's article challenging the idea of "progressive" homeschooling--itself a response to numerous recent articles highlighting liberal, new-agey, and/or urban homeschoolers--was one of the most read pieces on Slate last week.

It's understandable why homeschooling draws such attention. Child-parent relationships are some of the most deeply held and sacred human bonds, and debates around homeschooling raise complicated questions about the relationship among parents, children, and the state, and the relative roles and responsibilities of parents and society at large in protecting children from harm and ensuring they grown into adults who can live responsible and productive lives--not to mention what that even means.

More mundanely, homeschooling draws attention because it's far outside most readers' experiences--either as parents or as children (more than 95 percent of children today are not homeschooled). As a result stories about homeschooling have, for many readers, the same exotic appeal as reading about the Duchess of Cambridge or people who live in houses made out of shipping containers--not to mention (to judge by the comment threads) the same opportunity to judge other people's choices that seems to be central to the appeal of most contemporary magazine or blog articles about parenting issues. But these impulses don't necessarily lead to smart thinking.

It's particularly interesting for me to watch debates about homeschooling as someone who does a lot of work on early childhood education issues: Conversations about K-12 students often assume that being in public school is the norm and people who school their children at home are unusual. But in early childhood, our debates often proceed as if the norm were for children to be at home with their mothers and child care was the exception--even though we know that more than half of mothers of children under age 5 are working, and nearly two-thirds of children under age 5 are in some kind of regular child care arrangement. Knowing that many parents of young children struggle desperately to cobble together minimally acceptable custodial care arrangements for their children before they are old enough to go to school, and are relieved when children reach kindergarten or first grade and public schools become a reliable source of child care, the ability of some families to keep one parent at home to educate children after they reach school age can look like a luxury--even if it's one that many families sacrifice mightily to provide.

Often these conversations seem to be lacking in hard data as opposed to anecdote.For all the recent attention to the growth in "progressive" and "secular" homeschooling, data from NCES seems to suggest that most parents are choosing to homeschool at least in part for religious reasons--and that the share of parents who choose to homeschool for religious reasons has actually increased in the past decade: In 2003, 72 percent of homeschool parents reported that they homeschooled to provide religious and moral instruciton; in 2007, 83 percent did so. Similarly, we have very little information about the percentage of families who might be interested in homeschooling their children if barriers--whether regulatory, financial, or logistical--were removed. Homeschool advocacy groups have fought to oppose any regulation or data collection on homeschooling and homeschool families--but the resulting limited data actually makes it impossible to have intelligent conversations that aren't driven too much by anecdote.


*It's not entirely clear that it's a great idea for Santorum to talk much about home-schooling his kids, given that this story doesn't reflect all that well on the family.

(AP) ? Elizabeth Smart, the young woman from Utah who was kidnapped at knifepoint at 14 and held captive for nine months by an itinerant street preacher, has married her Scottish fiance at a Mormon temple in Hawaii.

The wedding came several months ahead of scheduled plans for the nuptials after news of her engagement last month drew widespread media attention.

A family spokesman said Smart married Matthew Gilmour, of Aberdeen, Scotland, on Saturday on Oahu's North Shore.

"Elizabeth's desire was for what most women want ? to celebrate her nuptials in a private wedding with family and close friends," family spokesman Chris Thomas said in a statement. "She decided, about a week ago, the best way to avoid significant distraction was to change her wedding plans and to get married in an unscheduled ceremony outside of Utah."

The 24-year-old Smart is in her last year at Brigham Young University. She met Gilmour while doing Mormon missionary work in Paris.

The couple wed at the Laie Hawaii Temple of The Church of Jesus Christ of Latter-day Saints in front of a small group of family members, Thomas said. The group then celebrated at a private reception and luau.

Smart and Gilmour got engaged last month and initially made plans to wed this summer.

"The bride and groom were beaming as they left the LDS Temple," he added, noting the couple planned to go on an extended honeymoon in an undisclosed location.

"We're just thrilled that she's married," her father, Ed Smart, told The Salt Lake Tribune, calling the ceremony a "kind of a spur of a moment thing."

Onetime itinerant street preacher Brian David Mitchell was convicted in 2010 of Smart's 2002 kidnapping and sexual assault. He is serving a life prison sentence.

Smart's disappearance led to a massive search across Utah. She testified during Mitchell's five-week trial, calling her kidnapping "nine months of hell."

Smart said that within hours of the kidnapping she was forced into a polygamous marriage with Mitchell and raped. She said she endured daily rapes, lived homeless and was forced to use drugs and alcohol.

Since her rescue, Smart has become increasingly involved in advocacy work for crime victims, forming the Elizabeth Smart Foundation, aimed largely at protecting children from abuse through prevention and education.

"Her wedding further demonstrates it is possible to rise above challenging circumstances to lead a happy and productive life," Thomas said. "Once Elizabeth returns from her honeymoon, she looks forward to continuing her child advocacy work."

When I work with writers giving feedback and guidance on their material and career paths -- which I do a lot of these days -- I am often asked for help with access to agents, managers, and producers (which I don't provide directly, but do give advice about).


Writers often tend to have questions about how important "who you know" is, and struggle with getting "the industry" to pay attention to them. Even professionals go through this. (I know I sometimes still do.)


After all, you can have the greatest script in the world, and if nobody in the industry will read it, because they don't know you, and you weren't referred to them by someone they trust, nothing will come of it, right?


True enough. However, this statement misses one key part of the equation: the industry is desperately hungry for marketable material and writers. And it always is.


No matter how few paid writing jobs or script sales there might be compared to the number of people who would like to have them (and that will forever be an outrageous ratio), the fact remains that the "development" side of the business is always on the lookout for more "stuff they can sell".


How desperate are they?


I recently met a very legitimate, big time manager of working screenwriters at a writing conference, and asked him the best way for writers to "get access" to him, and others of his kind.


Here's what he said:


Send him an e-mail.


There are multiple sources where you can find e-mail addresses for managers (and agents, though they be a bit harder to get the attention of), as well as producers. The directories at www.hcdonline.com are one resource that I know of for this.


In the e-mail to an individual manager (or producer), this manager recommends that you provide the logline and genre of your script, and a paragraph or two synopsis of the story (not a tease, but a real synopsis).


Below that, you might include any important contests you've won, or other impressive writing background you might have -- though that is strictly optional.


He said he gets about 100 such query e-mails a week.


And he asks to read the script for about 80 of them.


That's right, 80 out of 100.


Another high-end manager I met at the same conference confirmed this process works, and said she also gets about 100 a week, but she only asks to read about 10 of the scripts. She's tougher on the loglines and synopses than he is.


But here's what they both agreed on: out of the ones they do read (or have people read for them), they have continuing interest in less than one script a week -- and maybe as few as a handful each year.


In other words, the script almost always fails to impress them as something they could do something with, in the business (or the writer as one they could "sell").


And so the big challenge -- and this is something I've always believed -- is not getting your material in front of the professionals who can help you. It's making sure that what you put in front of them will really impress them, when you do.


This is the hard part. And this is what is rare, highly valued, and highly sought after.


Of course, we all know this, on some level. But writers often seem to think that the "access issue" is at least 25%, or even 50%, of what determines whether a screenwriter gets their work sold and produced. And they put a lot of time and energy into trying to "crack the code" of getting their work to the right people in the right way.


But that's really not hard. It requires a little research and diligence (and a thick skin), but getting your logline and premise or synopsis in front of these people is fairly simple.


But delivering with a logline/synopsis (and ultimately a script) that they will think has a chance is a whole other thing.


I guess it depends on your viewpoint whether this is "good news" or "bad news." But I will tell you that it's what people inside the industry all tend to believe. They're not trying to keep out marketable writing and writers. They are just so bombarded by material that isn't marketable, in their view, that they have to put up somewhat of a wall, to allow them to focus on serving their existing clients -- which, trust me, is a very full-time job.


But these walls are not as solid as you might think. And they all want what you pitch and send to them to be something they think could sell, and get produced. They're really on your side in that. The tough part is creating such a thing. I know, because I grapple with this challenge myself, as a working writer, every day.

(AP) ? China's vice president remembered the popcorn he'd received as a parting gift ? and the strong Chinese liquor he left behind. He recalled one young girl asking whether he'd seen American movies, and being shocked when he told her he'd watched "The Godfather." And he often flashed that warm smile.

Twenty-seven years after Chinese Vice President Xi Jinping met a group of Iowa farmers and business leaders during a diplomatic exchange to this Mississippi River town, the likely future leader of the world's most populous country returned Wednesday for a brief reunion to reminisce with the first Americans he ever met.

"My impression of the country came from you. For me, you are America," Xi told a group of about 16 people he referred to as "old friends."

The relaxed gathering in front of a fireplace in Roger and Sarah Lande's living room in Muscatine was a stark contrast to the more subdued, party-line approach Xi had while meeting with U.S. leaders in Washington earlier this week. During talks with President Barack Obama, members of Congress and others, Xi, 58, said little new ? and did little to narrow the differences that exist between the U.S. and China on issues such as human rights.

But in Iowa, Xi had the opportunity to show a more personal side away from the tough questions on policy, trade and international relations. Those who attended the 45-minute reunion in the two-story Victorian home said Xi enthusiastically introduced Chinese government leaders traveling with him, shook everyone's hand and even made a couple light remarks. They were struck by his charm, described him as genuine and hoped his friendly approach to Midwesterners is a positive sign for the future of U.S.-China relations.

"The guy has a clairvoyant memory. It was unbelievable," said vegetable farmer Tom Hoopes, who showed Xi his asparagus and sweet potatoes during his stay in Muscatine in 1985. "I can't imagine anyone carrying himself any better. I was absolutely overwhelmed. He carries himself like a true gentleman."

The Landes hosted Xi for dinner when he visited Iowa in 1985 as a 31-year-old provincial Communist Party official hoping to learn about manufacturing, crops and livestock practices and raise his people's standard of living. His return to Muscatine in the middle of his U.S. trip comes as he is preparing to become party leader this fall and assume China's presidency in 2013.

Xi showed little spontaneity during the tightly scripted Washington leg of his visit, particularly when compared with his wisecracking host, Vice President Joe Biden. But he did appear confident and at ease ? certainly more so than the current Chinese President Hu Jintao, who comes across as remote and aloof. Xi looked attentive, nodding and smiling when meeting Obama and other top officials.

Xi used his Iowa ties to show a personal connection with everyday Americans. In his main policy speech of the U.S. visit, delivered in Washington before he departed for Iowa on Wednesday, he made a strong call for more people-to-people ties between the U.S. and China, and referred to his 1985 trip to Muscatine.

"I'm going to tell my old friends there that the golden keys presented to us by Muscatine city hall symbolized the opening of local exchanges between our two countries," he said. The local newspaper, the Muscatine Journal, reprinted a photograph of him accepting the key to the city Wednesday and saying then, "Relations between the American people and Chinese people are deepening day by day."

Nearly three decades later, he did his part to continue improving that relationship.

As he arrived, Xi told Sarah Lande as she greeted him on her porch, "I like your smile." Inside, he sat on a couch in front of a fireplace as the Iowa residents recalled their memories of his trip. He stood to speak ? through a translator ? when it was his turn and told Eleanor and Tom Dvorchak he remembered sleeping in their Muscatine bedroom in 1985, their curious daughter who asked him lots of questions and the popcorn they gave him as a gift.

Dvorchak's husband asked whether Xi remembered the liquor he'd given them ? and he did. Chinese rice wine that was very strong.

"It's inappropriate, but I love that man," a beaming Eleanor Dvorchak said after the meeting, recalling how he'd even said she hadn't aged since they last met and invited the Iowans to visit him in Beijing. "He's just such a people person. When I see him, I have so much hope for the future. I really do."

She said he seemed to be the same man he was in 1985: handsome, friendly and ambitious. And he had that same smile.

Xi also wooed Iowa residents during a state dinner Wednesday night at the Capitol, where officials and lawmakers praised him for his charisma and ability to connect with people. On Thursday, he will attend an agriculture conference in Des Moines and meet with a soybean farmer before heading to Los Angeles for the final stop of his tour.

While the tone of Xi's visit reflects a different style to Hu, the vice president did not break any new ground on policy, emphasizing the fact that he is not yet empowered as leader. He has restated China's standard positions on issues such as Taiwan ? the self-governing island that Beijing asserts belongs to the mainland ? and Tibet, where it faces unrest by supporters of exiled Buddhist leader, the Dalai Lama. He has also reiterated a demand that the U.S. lift restrictions on high-tech exports to China.

He did concede China needed to do more to improve human rights in his country ? a longstanding U.S. demand and constant thorn in relations between the two powers. But his comments mimicked those made by Hu during his state visit to Washington in January 2011.

Evans Revere, a former senior State Department official on East Asia, said through his visit to Iowa, Xi was seeking to convey a sense of his personal engagement in the U.S. relationship and that he takes it seriously.

"I think Americans appreciate that kind of gesture, as the Chinese would of an American leader telling a personal story. It pulls at the emotional heart strings a little," he said.

Doctors "Fire" Vaccine Refusers

Actually quite a few do have trouble, and are most definitely NOT rich. You see, the ones doing the vaccinations would be family practice doctors, or pediatricians, neither of which earn those giant salaries, which are reserved for brain surgeons, heads of surgical centers, and the like. This is the giant myth of our health care system, that doctors and practitioners are raping us all, it isn't the insurance companies, really.....

And to throw some reality at the 1% part, to qualify by most methods as being in the 1% of wage earners, you must make between 503,000$ and 536,000$. The average family practitioner makes$204,000, according to several sources. This puts them a pretty far distance from 1% territory. The highest salary reported in a recent survey for a family practitioner was $299,000. They aren't all struggling, by any means, but still not 1%. Pediatricians, by comparison, reported salaries between$125,000 and $231,000, with the average at $174,000. They make even less.

These figures also only take into account those doctors who make a salary, as opposed to those who may be in private practice, and living on the profits from their business. They usually make much less.

(AP) ? Layers are nothing new, but New York Fashion Week is showing them in a different way.

The list of trends for next fall is piling on as the catwalk previews of new designer collections near their homestretch: There's fur, leather and lace, cozy knits, military looks. The good news about the new styles is that you can wear them all at once.

The interest in layered separates bodes well for menswear-inspired styles, said Brandon Holley, editor-in-chief of Lucky magazine. "Men dress more in separates, and I think women are enjoying being out of the day dress. That's when style really comes in for me, when you pick the skirt that will go with the shirt, and the sweater and the bag, and a scarf."

Holley added, "It's not just layers, it's interesting layers."

The look also extends the life of any one piece through changes in weather. That summer top gets a sweater in the fall, Holley said, and the turtlenecks and knits are so light, you can wear them when it's warmer outside.

And, she said, it seems like it's going to be leather weather year-round.

At Wednesday's Michael Kors show at the Mercedes-Benz Fashion Week tents at Lincoln Center, models were styled with fur vests over leather trenches and a slip dress underneath, or a Mongolian-fur vest with a chunky alpaca pullover.

"Mix up the texture," Kors said backstage before the show. "Mohair, tweed, plaid, faux and real fur, satin and lace. "

But if a shopper had to choose just one thing, he'd go with a coat. "The coats and outerwear this season are outrageous."

MICHAEL KORS

Michael Kors always starts his shows with a couple and this time they were in his-and-her red-check outfits. He wore a tartan plaid coat and checkered trousers, she had on a blanket coat with fringe in the large-square pattern known as buffalo check, plus a cashmere tweed sweater and cashmere short shorts.

Their wardrobe, which also included a sexy, luxe glove-leather trenchcoat for her, and suede utility pants for him, was all about "sporty American glamour," Kors explained.

"I thought about the '30s and those glamorous Hollywood couples ? the Clark Gables and Carole Lombards," he said in an interview backstage.

The Kors woman might wear a black wool sleeveless peacoat over a black beaded lace dress, or a camel-colored plaid mohair coat with a mohair sweater and plaid cropped pants.

Also shown were a black capelet jacket (a short cape) and pencil skirt, made of soft double-face cashgora (a mix of cashmere and angora), and a black-and-ivory mohair dress with a feather skirt.

Men's clothes were simpler, heavy on vercoats and slim, slightly short pants.

NANETTE LEPORE

Ever the Midwestern woman, Nanette Lepore sent a colorful but practical collection down the runway.

The Ohio native used deep, saturated reds, purples, blues and greens ? no black ? in her separates, prints and footwear. The line was modest too, no plunging necklines or slits to the thigh.

"The sort of overt sexiness of the last couple of years is gone and it's back to a more sort of modest or demure silhouette," Lepore said backstage. "Which I think is a great way for a woman to feel sexy because I don't think it's always about skin."

Lepore put pockets in her dresses and some models wore flats and loafers, not something often seen on the runway. The shoes were shiny jewel-toned blue, gold and pink. She used gold lame for a bouncy dress and jacket. The prints were intricate, inspired by tarot cards and gems.

J. MENDEL

Gilles Mendel's new collection moved seamlessly between the expertly crafted fur he is famous for and the goddess red-carpet gowns that are exposing his brand J. Mendel to a larger audience.

An ivory chiffon-embroidered gown with tulle insets and a fully pleated bottom seemed ready for the Oscars.

Mendel favored a light, feminine touch that fashion insiders haven't seen all that much in the first seven days of seasonal previews for fall. There was a long, graceful shape to the white cashmere coat with a white fox collar worn with a pleated chiffon blouse and wide-leg pants, and he put a fresh spin on the leather look that's been all over, using textured alligator, often paired with fur.

Those in attendance included Kelly Osbourne and Mary-Kate and Ashley Olsen.

MARCHESA

The audience was mesmerized by the Marchesa collection, partly because they wondered how the models could move in the elaborate creations shown by designers Georgina Chapman and Keren Craig.

The first outfit was a cream-colored, hand-embroidered coat with mermaid-hem pleated tulle gown. From there, they moved into even more elaborate designs, including a champagne-colored gown with feathers that seems to float between the layers of tulle and another strapless feathered dress that looked as if it floated in with the clouds.

The finale featured red embroidery on an otherwise sheer bodice with a high neck and a hand-draped taffeta ballskirt.

Egress & Basement Upgrade | Home Improvement Remodeling ...

Casement Egress

The Challenge:

This home had a functional basement without an egress window. It smelled musty and we suspected moisture in the walls.

The Idea:

To remove the windows and upgrade to vinyl and add an egress window. The client wanted a paver window alcove. We started with one window to replace and added the two others with a Change Order

The Solution:

We removed the windows and the wall we found mold and had to clean it up. We also found that the old aluminum windows were installed from the inside, leaving an open pathway for water to enter the home. We insulated with foam rigid board and re-framed the wall to enclose her main water supply shut off.

New trim and drywall, paver window surround, Amsco windows
